Management Services
Our fees to manage your property can be broken down into 2 main components:
Rent
We monitor the rent on a daily basis and will keep you informed if there are any delays. We have a zero tolerance to arrears and will always do our best to work in with the Renters to prevent any delays with payments.
The letting Fee - This covers all aspects of preparing the property for leasing including advertising, negotiating, checking references and preparing the lease documents.
Advertising Fees - This covers all costs associated with loading the property on the internet, a board for the property and professional photography & 3D virtual tour.
Ongoing Fees
The Management Fee - This is usually a percentage of the monthly rental and covers the receiving of rent, payment of rent to the landlord, reporting, payment of outgoings and all aspects required to look after your property. It is important to note that unlike many agencies, we do not charge any additional fees such as admin fees and statement processing fees (other than a yearly EOFY preparation fee of $9.95) as we believe that these are the costs of doing business and should not be a concern of our clients.
Your proposed fee structure
Letting Fee - 1.5 x of the weekly rental
Advertising Fee - $275 incl GST
*Management Fee - 6% incl GST
Photography & 3D Tours
Quality photography is the key to leasing your property quickly and following are some examples of typical photography used for our rental properties.
In addition to quality photography, we offer 3D Virtual Tours that provide an exceptional way to inspect (or re-inspect) the property from a distance. We have been using 3D technology prior to the pandemic and it has now become a standard for all our properties (for lease and for sale).
By enabling prospective renters to see your property in 3D, you can stand out from the competition and provide an immersive experience that's not possible with photos or 360 tours.
